ENERGY AND SUSTAINABILITY

Energy and environmental issues are central priorities for both the EU and CEPI. Buildings receive particular attention from policymakers because of their high energy consumption and their strong potential for energy savings and emissions reduction, both of which are essential to meeting climate objectives. These developments have direct implications for professionals across the real estate sector. 

Energy performance is an important consideration in property development, management and transactions. Real estate professionals play an important role in guiding renovation decisions, advising clients and supporting the transition toward a zero-emission building stock, while also navigating an increasingly complex regulatory landscape. At the same time, the sector faces significant challenges, including the affordability of renovations, access to financing, shortages of skilled workers and the practical feasibility of meeting ambitious targets. Reaching these sustainability goals therefore requires realistic timelines, sufficient resources and clear support mechanisms that allow both professionals and property owners to adapt effectively. 

The implementation of the Energy Performance of Buildings Directive (EPBD) sets a clear path towards a zero-emission building stock by 2050. New buildings are subject to stricter zero-emission standards, while existing buildings face progressive renovation requirements. Stronger national renovation plans, expanded renewable energy use and updated Energy Performance Certificates are all part of the framework shaping the property market. CEPI supports the EU’s ambition to improve the energy performance of buildings and accelerate the green transition, while continuing to stress that implementation must remain realistic, adequately financed and flexible enough to reflect national market conditions. This involves maintaining contact with sectoral experts and policymakers at EU and national level, as well as collaborating with key alliances such as Construction Alliance 2050, EPBD.wise - Building Performance Institute Europe, and the EU PEERS Platform. 

To summarise, CEPI's work focuses on:

- The implementation of the Energy Performance of Buildings Directive and the practical use of Energy Performance Certificates;

- The implementation and application of the Energy Efficiency Directive;

- Heating and cooling strategies;

- Resource efficiency;

- The sustainability of the built environment.
